Timing is crucial in our transactions; we evaluate a deal immediately after receiving it and provide Head of Terms within 24 hours of evaluation. We are fully funded and can provide decisions on advances to transactions immediately. We will provide you with all the necessary information to enable you how to best advise your client.

Lending type and size

Funding can be advanced immediately in amounts ranging from €350,000 to €5,000,000 on transactions in Ireland and the UK. The funds are not restricted to real estate transactions.

Loan-to-value and term

Our loans are structured flexibly, with a term of up to 6 months, but can be repaid early without penalty after 90 days. We lend up to a maximum of 65% loan-to-value

Borrower and exit

We require 1st charge on secured assets and an agreed and clearly defined exit strategy. The Borrower must be a commercial entity.

We can quickly evaluate your loan and let you know within 24 hours if it meets our lending criteria.

Should the loan meet our lending criteria we would issue our Heads of Terms (Agreement in Principle) This would include the terms and conditions in detail that we are willing to complete the transaction.

As soon as we receive the signed Heads of Terms and our commitment fee, we will instruct independent valuers to carry out a property valuation and our solicitors to go through each item on our Heads of Terms (Agreement in Principle) with the borrowers’ solicitor.

Our solicitors can complete a loan within 10 working days, provided they have all the information they require on the property and transaction. It is important your solicitor provides this information quickly and is familiar with short term finance. We can then complete the transaction and release the funds.
